How Mini-Split Sizing Works
Unlike a central system, which is sized once for the whole house, a mini-split is sized zone by zone. Each indoor head is matched to the room or open area it directly conditions, using the same underlying rule-of-thumb approach as whole-house sizing (roughly 25 BTU per square foot as a baseline), then adjusted for that room's ceiling height, sun exposure, and floor level. The calculator above applies this per-room and rounds each zone up to the nearest standard indoor head size — 9,000, 12,000, 18,000, 24,000, 36,000, or 48,000 BTU — since that's how manufacturers produce them.
Once every zone's individual load is known, the outdoor condenser is sized to the combined total, again rounded to the nearest standard condenser capacity. It's not simply the sum of the largest heads a manufacturer allows on one condenser — the specific combination has to match the manufacturer's published zone charts, which your installer will confirm.
Single-Zone vs. Multi-Zone: Which Do You Need?
- Single-zone — one outdoor condenser paired with one indoor head. Best for a single room addition, a garage or workshop conversion, or a home office. Generally the most efficient and least expensive per BTU of any mini-split configuration.
- Multi-zone — one outdoor condenser connected to two or more indoor heads, each with independent temperature control. Better for whole-house ductless installs or homes where different rooms have very different heating/cooling needs (a sunny upstairs bedroom vs. a shaded ground-floor office).
- When ducted still makes more sense — if a home already has good, well-sealed ductwork, replacing a central system in place is often simpler and cheaper than converting to multiple ductless zones. Mini-splits earn their value most clearly in homes that lack ductwork entirely or in additions where running new ducts isn't practical.
